A sealed deck is maintenance. A neglected one is a lumber bill. The water test tells you which one you have in about ten seconds.

The ten-second test
Pour a cup of water on the boards. If it beads and sits, the seal is intact. If it soaks in and darkens the wood, your deck is absorbing every storm and every snowmelt, and the clock has started.
Wheat Ridge decks vary more than most because of the tree cover. A shaded deck under mature cottonwoods might go four or five years. One in full sun on the south side of a house can need attention in two.
What has to happen before any stain opens
Three stages, and the middle one is the stage nobody talks about.
Stripping the gray back. That silver-gray surface is not dirt and it does not wash off with soap. It is wood fiber that ultraviolet has destroyed, and it is loosely attached to the sound wood below. Stain applied on top of it bonds to something that is already on its way off the deck.
Rebalancing the wood. Deck cleaners are strongly alkaline. They do their job and they leave the timber chemically out of whack, which makes stain absorb unevenly: dark here, pale there, no pattern to it. A brightener puts the pH back where it should be. Skip this and you get a blotchy deck and no explanation for why.
Knocking the grain down. Washing lifts the wood fibers upright. Left alone they feel rough underfoot and they drink stain unevenly. A sanding pass flattens them.
Why we will push back on painting a deck
Paint sits on top as a film. A deck carries snow in January, standing water in April and people in July, and sooner or later that film gives up. Once it does, the next person has to strip the whole thing before they can start, which is a far bigger job than staining ever was.
Stain goes into the wood rather than onto it. It thins out as it wears, so the next cycle is a clean and a recoat instead of a removal project. If you ask us to paint your deck boards we will probably try to change your mind.

How often should a deck be stained in Wheat Ridge?
Test with water rather than a calendar. When it stops beading and starts soaking in, it is time. Shaded decks here may go four or five years; full-sun decks often need attention in two or three.
Why did my last deck stain peel?
Usually a film-forming product on a horizontal surface, stain applied over damp wood, or stain applied over an old sealer it could not penetrate. All three trap moisture underneath.
Should I paint my deck instead?
On the walking surface we would advise against it. Paint forms a film that peels and has to be stripped. Stain penetrates and wears away gradually, keeping future maintenance simple.
Can a brand-new deck be stained right away?
Sometimes. New pressure-treated lumber often needs to dry first, and the wait depends on the lumber and weather. We check moisture content rather than guessing.
Do you do fences as well?

What about boards that are already rotten?
